I've Never Heard of your Company Before! I get that response alot when I go on listing appointments or meet with a buyer for the first time. Many sellers are led to believe that only large firms can handle their listings or get their home sold. My reply to that prospective seller who proclaims I've Never Heard of your Company Before, is this. An agent not a company sells your home. Each agent is responsible for handling their own listings and how they are marketed. Good people work for large firms and good people work for small local firms, which company they work for has nothing to do with whether or not your home will sell. What sells a home? First and foremost pricing it properly for market conditions, secondly staging it to sell, thirdly having it in the MLS and marketing it on the internet (not necessarily in that order). Now there are other things that work on getting a home sold as well but it can vary from neighborhood to neighborhood, an agent that is familiar with your market and has a proven track record of selling homes in your market knows how to get your home sold regardless of who they work for.
Most buyers I run into are usually not as concerned with whether I am with a big name company or not but occasionally I do get the I've Never Heard of your Company Before statement from them also. My answer to that is similar to what I tell sellers. An agent works with you to help you buy a home not a company. Good people work for large firms and good people work for small local firms, which company they work for has nothing to do with whether or not they have great negotiating skills, if they have a track record of finding buyer's the home they want, understand our newest contracts (in NC they change almost annually), or if they are good at keeping track of all the moving pieces involved to facilitate a smooth transaction.
The bottom line for those prospective clients that proclaim I've Never Heard of your Company Before is that Real Estate is a people business. Most people prefer to do business with someone they like and trust and is possibly referred to them. The Company you work for usually does not matter to a client so long as they trust you and want to work with you. More importantly you never know, one day Suburban Properties of Charlotte, LLC could become a super huge name that every one knows and you will be able to say, I knew them from the beginning!
