Preparing your Home for Sale Part 4 - curb appeal.  It's been a few days since I posted Preparing your home for Sale Part 3, no I did not run out of stuff to write, I had a  few local events I wrote about and would love for you to check out those posts too.  Now if you have been following the series you may be thinking seriously, I have to do all this stuff just to sell my house.  My answer is yes, especially in today's market.

Curb appeal is very important because it is the first thing people notice when they come to your house.  It may be what made them make the appointment in the first place, if they liked the way the home looked from the outside and it can be what makes them not step foot inside if they pull up and think the home looks like a disaster from the driveway.

Here are some tips on Preparing your Home for Sale Part 4, curb appeal

 

1. Take stock of the exterior condition of the home, does it need paint, are the gutters clogged, is there woodrot, does the roof need attention,  is the front door paint, trim and hardware in good condition, (is it dated) how about the lights on either side of the door? Can your house numbers be seen from the road.  Get a new doormat.   These are all things that can be easily addressed.  Sometimes I get push back from a seller who indicates they do not want to spend time or money taking care of these things.  Unfortunately, most buyers do not either.

2. Flower beds, make sure they are free of weeds, have fresh mulch, do not have dead foiliage in them and that the plants, shrubs or trees inside the beds do not block windows or rub against the house, if they do trim them.  Keep hoses and yard tools put away or tucked out of plain view.   If you know you are getting ready to list your home in the spring, have a lawn service seed and treat your lawn so it looks its best. Keep your lawn mowed while it is on the market.

3. Patios/Decks/Driveways/Walkways:  sweep and or pressure clean these areas and keep them swept  while on the market.  If your deck is faded, stain or paint it after you pressure wash it to give it new life.  Address clutter in these areas, I know I addressed clutter in another post but these areas seem to be a magnet for clutter especially if you have kids.  If you have patio furniture create an outdoor living room, this is hot with buyers right now. 

 

4. Fences, make sure they are in good condition make repairs if necessary, paint or stain if needed.  Remove debris from your yard as well, tools, wood, old cars etc.

Preparing your Home for Sale Part 4 - curb appeal.  Again most of these items are not overly expensive and are do it yourself projects and make a huge difference in getting your home sold.
